Our industry has seen more regulatory mandates and requirements in the past few years than ever before. The entire process from beginning to end has completely changed and the daily updates to regulatory requirements and compliance mandates have made it almost impossible for some to keep up.

At Nationwide Appraisal & Settlement Network, we want our clients to look to us and rely upon us to carry out all functions of the Appraisal & Settlement process with compliance at the forefront of every transaction. Our compliance department has their finger on the pulse of all regulations and requirements as they get passed down and works closely with our operations team to ensure that all policies and procedures are in place to protect our clients, our vendors, and the consumers.

Appraiser Independence
At Nationwide Appraisal & Settlement Network, we have a zero tolerance policy on value coercion by any party including any member of the loan production staff, NASN team member, and/or borrower. Our system is set up with levels of control that allows only certain information to be filtered from one party to another. That information does not and never will include information about expected or predetermined value or conversations about any values. This system enables the appraiser to complete the assignment and determine the value free of influence from outside sources. Read more here.

Certificate of Compliance
Nationwide Appraisal & Settlement Network certifies that every appraisal report is completed in compliance with Subtitle F, Appraisal Activities, Section 1471− Property Appraisal Requirements of the Dodd−Frank Act, Fannie Mae and Freddie Mac − Appraiser Independence Requirements, effective October 15, 2010 and HUD Mortgagee Letter 2009−28, effective February 15, 2010. Built-In Audit Trails
Each appraiser and client user is provided with a username and password to our secure site whereby they can freely communicate to their NASN team member any updates, questions, comments and/or concerns they may have throughout the assignment of the file. All information is logged and stored for tracking and auditing purposes indefinitely.

State Registrations
Our commitment to compliance extends to the state registrations policies put in place and mandated by each individual state with such requirements that are current and active. Our compliance department is charged with ensuring that as new states mandate these registrations requirements, Nationwide Appraisal & Settlement Network has everything in place for that state and our clients remain in compliance.
