We put our appraisers through a very efficient, professional approval process. After we gather the necessary information we update their profile. We use their home address in our system to make sure we are utilizing the closest appraisers to the subject property. We DON’T use appraisers 50 miles away from the subject property. We make sure to choose the closest most qualified appraiser.
Our appraiser assigning featured in our management software is configurable per client so we have the ability to customize your needs exactly. Based on certain criteria appraisers will be chosen for your orders. The eligible appraiser will be contacted by our in-house staff prior to receiving the order to confirm the zip code is in their coverage area in order to reduce any technical errors that can possibly occur, to confirm their workload will permit them taking on the order and to confirm that they are going to be available to inspect the property, borrower permitting, within the next 24-48 hours. During this process we are verifying with HUD and ASC websites so make sure that the appraiser’s license is in good standing and that they are FHA certified. This is done on every appraiser, every order.

There are certain States that are now requiring a fee to be paid on a yearly basis, an application to be filled out, as well as, one of the principles of the company to have a background check performed consisting of finger prints and put through a series of tests, for example, take a USPAP class following a test which must be passed. Nationwide Appraisal Network holds our appraisers up to high standards. Not only do perform various background checks, but our report review system is cutting edge. Every completed appraisal is reviewed by MARS using our appraisal management software. When the review is complete, in a matter of 60 seconds, it generates a report card. This report card shows the items that have been flagged based on criteria and generates an overall score. Better yet, this is all done at the time the appraiser has completed the file. In order for the appraiser to submit a completed file they must log in to our system, upload their file which at that point triggers the review. The appraiser immediately is able to review their report card showing them what items need to be addressed. At this point, the appraiser is able to review their report once again and revise any items that have been flagged. They then will upload their file once again submitting to Nationwide Appraisal Network. By the time we have received the appraisal report it has been reviewed, revised and graded. This eliminates the going back and forth for minor stipulations. Knowing that this process is being done creates awareness in the appraisers to do a thorough job the first time around. With this instant review system conditions are met instantly. Every report receives a final grade which is recorded in our database to control appraisal quality. Upon assigning an order, the appraisers score will be revealed which is an average of all of the assignments the appraiser has completed and been scored on. The reviews are not done randomly; they are done on every assignment. We make sure the appraiser turns in quality assignments from the very beginning. This is true quality control.
