Uniform Collateral Data Portal -UCDP
The Uniform Collateral Data Portal® (UCDP®) is a single portal for the electronic submission of appraisal data files to Freddie Mac and Fannie Mae and facilitates the electronic collection of appraisal report data.
Nationwide Appraisal & Settlement Network has designed and implemented a simple system to facilitate easy electronic submission to Fannie Mae and Freddie Mac. Our software has a direct integration with the UCDP interface. We are able to act as the “Lender Agent” for our clients with our Direct Delivery capabilities to the UCDP portal.
Fannie Mae Requirements are as follows:
1. Appraisal report forms for all conventional mortgages delivered to Fannie Mae on or after March 19, 2012, must be submitted to UCDP prior to the delivery date of the mortgage if:
a. The loan application is dated on or after December 1, 2011, and
b. An appraisal report is required.
Appraisals must be submitted before the delivery date of the mortgage to Fannie Mae and must include the applicable required appraisal report forms listed below for all conventional appraisal reports.
• Uniform Residential Appraisal Report (Fannie Mae 1004)*
• Manufactured Home Appraisal Report (Fannie Mae 1004C)
• Small Residential Income Property Appraisal Report (Fannie Mae 1025)
• Individual Condominium Unit Appraisal Report (Fannie Mae 1073)*
• Exterior-Only Inspection Individual Condominium Unit Appraisal Report (Fannie Mae 1075)*
• Exterior-Only Inspection Residential Appraisal Report (Fannie Mae 2055)*
• Individual Cooperative Interest Appraisal Report (Fannie Mae Form 2090)
• Exterior-Only Inspection Individual Cooperative Interest Appraisal Report (Fannie Mae Form 2095)

Freddie Mac Requirements are as follows:
1. Appraisal report forms for all conventional mortgages delivered to Freddie Mac on or after March 19, 2012 must be submitted to the UCDP if:

The appraisal report must be submitted to the UCDP before the delivery date of the mortgage to Freddie Mac and must include all exhibits, addenda, and photographs.
ePass Provider 
Nationwide Appraisal & Settlement Network is an ePass Provider. Our profile in your Encompass software includes our nationwide territory. We have the ability, and are accustomed to, receiving appraisal orders, communicating and uploading completed appraisal reports directly through this LOS. As an added benefit our software program has been integrated with Encompass creating a totally seamless ordering process making it completely error proof. Ordering appraisals has never been more secure.
